*** All tiers pay a $59 / month base fee plus the percentage shown above of the rental income
*** Pet Damage Guarantee - A resident with a pet will pay a monthly pet fee that Open Key Property Management keeps. If the resident's pet produces damages, we will pay up to $3,000 to repair the damages.
*** Vacancy Protection Guarantee - If Open Key Property Management does not have a signed lease within 30 days of the property being listed, the Owner does not pay any leasing fee for the upcoming lease. This guarantee is only offered if owner accepts our recommendation of rental price.
*** 90-Day Satisfaction Guarantee - If the Owner is not satisfied with Open Key Property Management within the first 90 days following the date the Owner Agreement is signed, Open Key Property Management will refund the Owner all money paid to Open Key Property Management with the exception of any maintenance costs or setup fees and allow the Owner to terminate management services with no notice.
*** Eviction Protection Guarantee - If the current resident is evicted, Open Key Property Management will cover all court costs and filing costs.
*** Quality Resident Guarantee - If the existing resident breaks the lease or is evicted within the first 6 months of a lease, Open Key Property Management will not charge the Owner a leasing fee when a lease is signed with a new Resident.
*** Lease Only Service - Perfect for you if you like managing your tenants. We will onboard the property, market the property for rent, conduct showings, process applications, select a great tenant, sign a lease with the new tenant, and move the new tenant into the property. We will then turn them over to you!
